SELLER'S Guide 

01 Visit & Evaluate the property

I will arrange a meeting at your property to conduct a thorough assessment, providing a fresh perspective on its features and overall condition. During this visit, I will review the property details, including updates, mortgage status, sale goals, and your preferred timeline. 

I carefully examine your property, considering its unique attributes and recent renovations or improvements. By doing so, I can offer an accurate evaluation and provide valuable insights to guide our future discussions and decisions. 

Additionally, I will carefully analyze the current market trends and comparable properties to ensure that our evaluation is aligned with the prevailing real estate landscape. This comprehensive approach allows us to establish realistic expectations and optimize sales. 

02 Discuss the Marketing Plan 

During our initial meeting, I will present you with a comprehensive overview of my approach to representing and assisting you throughout the selling process. My primary objective will be to ensure that you thoroughly understand how I will effectively market your property to maximize its potential for a successful sale.  

My plan consists of tailored strategies specifically designed to highlight the unique features of your property. Additionally, I will explain how I will strategically position your property in the market, highlighting its key selling points and emphasizing its value proposition to attract the most suitable buyers. 

03 Complete the necessary paperwork

If it is mutually agreed to work together, we will proceed to sign the representation agreement. Additionally, you will be required to complete and sign the necessary disclosures as mandated by law for the sale of the property. 

04 Prepare your home to the market

In addition to market research and overall consultation, I will offer guidance and assistance in depersonalizing and staging your property to maximize its appeal to potential buyers. If you require the services of a professional Stager with furniture, I can facilitate that as well, ensuring your property is presented in the best possible light. 

I will schedule an appointment with a professional Photographer who specializes in capturing the essence and features of your property; this will include high-quality photographs and a well-crafted floor plan; both are essential for creating an attractive online presence and marketing collateral. Additionally, if appropriate for your property, I will arrange for signage, a 3D tour, and printed materials to further enhance its visibility and reach. 

05 Publish the listing

With careful attention to detail, I will strategically list your property on the Illinois Multiple Listing Service (MLS) and syndicated websites. This thorough approach guarantees that every aspect of your listing is accurately represented, maximizing visibility and capturing the interest of brokers and potential buyers. 

06 Embrace potential buyers

As you prepare to showcase your home, it is crucial to maintain a tidy and depersonalized environment. I will host open houses and manage showings, and during these events, I will actively communicate with potential buyers or their agents should they be represented. By entrusting me with the management of open houses and showings, you can confidently focus on preparing your property while knowing that I am dedicated to representing your best interests and ensuring a smooth process for all parties involved. 

07 Purchase offers

Once I receive purchase offers, I will promptly present them to you. An offer signifies a buyer's genuine interest and attraction towards your home, as they are compelled to demonstrate their enthusiasm by documenting their intentions on paper. Every offer presents an opportunity for negotiation, regardless of the initial terms. It is uncertain what their thoughts are or how their decisions will progress, so it's important to counter the offer and remain committed to our strategic plan until we obtain the most favorable offer that aligns with your desired acceptance. 

08 Accept an offer 

After you accept and sign the purchase agreement, the attorneys will review the contracts for accuracy and compliance. The buyer will proceed with submitting the earnest money as specified in the agreement to solidify their commitment. At this stage, the buyer may opt to order a home inspection to gather comprehensive information about the property, as well as an appraisal to determine the property value for their loan qualification purposes. During this period, we will grant the buyer a specific timeframe to secure their loan, while the property will remain contingent upon the mortgage. If the buyer is making a cash purchase, the process may vary. 

09 Final Walk-through 

Typically, the final walk-through is scheduled just before closing to confirm that any necessary repairs have been completed, the property is vacant, broom clean, and no damage has occurred.  

10 Close & Celebrate!

During the closing process, which usually involves your attorney, the buyer, and their attorney, important documents will be signed, and the keys to the property will be handed over to the buyer. While your presence as the seller is not mandatory, it is crucial that you notify utility providers about the change in ownership.

Usually, within the first two weeks of a home is listed, it tends to generate a significant level of interest among prospective homebuyers.
